Labor and Registered Roof Warranty

A registered roof warranty can be the single most important consideration when choosing both a Florida roofing contractor and a new roofing system.  Now the roofing contractor warranty covers the labor and workmanship of the roof installation.  However, the roof materials manufacturer warranty covers the roofing products used and can last for decades.

Calloway’s Roof Labor Warranty

Roofing companies typically offer labor warranties that are good for 1 to 5 years.  The length of the labor warranty is a good indicator of how strongly a roofing contractor stands behind their work.

Calloway Roofing offers a 5-year labor and workmanship warranty, which covers all  costs associated with a repair.  In addition, our labor warranty includes free annual inspections for the 5 year period.  And, they  gets scheduled in our system so it will trigger automatically.

Roofing Material Manufacturers

All Orlando and Central Florida roofing companies have the option of registering the roofing materials manufacturer’s warranty.  That is because most if not all roofing materials manufacturers, make registration of the warranty optional:

However, the manufacturer’s warranty protects the property owner from defects and materials failures.  And sometimes, defects to the materials do not become evident until after the roof has been exposed to the elements. Also, the time period of the manufacturer’s warranty period is sometimes as much as 500% and even 1,000% longer than the contractor’s labor and workmanship warranty.

Roofing Materials Meant To Last

A registered roof warranty, as provided by the manufacturers, usually has a set “bumper to bumper” period for a number of years.  For example, for the first ten years or first 120 months, the roof is materials warranted to include:

  • the cost of the labor,
  • the replacement roofing materials,
  • the permit filings, and even
  • the dumpster fees!

Thereafter, the warranty enters the prorated period of the warranty where the manufacturer will still honor the warranty as it decreases in percentage of coverage over time.

Coverage Period and Proration Period

Of course, not every materials manufacturer covers the roof warranty period the same.  For example, the CertainTeedTM Landmark® Series shingle warranty includes:

  • 10-year SureStartTMprotection, which is another way to say, the “bumper to bumper period”
  • 10-year StreakFighter® algae-resistance warranty which means it will resist algae for that time period under warranty
  • 15-year 110 mph wind-resistance warranty which covers wind related damage “bumper to bumper” for that 15 year period.  Again this is in addition to the contractor’s labor warranty for labor related problems.
  • 40-years or 480 additional months of ongoing warranty coverage, but now in the proration period of the warranty. Meaning, it will go down from bumper to bumper to lesser and lesser coverage over the life of the warranty.  All total from bumper and proration period is 600 months of coverage.
  • Lifetime limited transferable warranty against manufacturing defects on residential applications.  This means the homeowner can transfer the warranty to a new owner, once, and if its registered of course.
  • Wind warranty upgrade to 130 mph available.  This is an option available that increases the shingles wind resistance portion of the warranty from 110MPH to 130 MPH.  Which can be good in places like Florida that gets a lot of wind throughout the year.

As such, Saint Gobain’s CertainTeedTM brand warrants that its shingles will be free from defects, including the appearance features like algae stain resistance.  This is a more generous warranty than other brands, which tend to limit their warranty protections to just defects that actually cause leaks or affect performance.  Of course, the registered roof warranty benefits come only from registration.

Here is a video made by a diligent homeowner that took the time to break down shingles warranties.  She does a service to homeowners by putting the warranties up against each other.
